OVERVIEW

Reporting to the VP, Investments, the Real Estate Development Manager is responsible for supporting the execution of development projects.


KEY FUNCTIONS AND RESPONSIBILITIES

  • Assist in the development of an annual plan that supports the company’s objectives around development
  • Manage project Pro-formas ensuring the company has the right information and appropriate assumptions
  • Ensure that the project management systems accurately track all costs related to the planning and development phase of each project
  • Identify and complete thorough due diligence on any land acquisition opportunity to determine the viability of the project and negotiation strategies
  • Interact with municipalities, approval agencies and authorities to advance and secure approvals for project development
  • Review and comment on all related agreements to ensure provisions are met (ie. Official Plan, Zoning Bylaw, SDA’s, Municipal Infrastructure Agreements, Third-Party Agreements, etc.,)
  • Collaborate with the design and construction teams to develop designs that can be value engineered constructed and delivered within budget to Ronmor’s quality standards
  • Supervise and approve all design decisions to maximize the physical and aesthetic quality and overall effectiveness of the project while minimizing cost
  • Work with consultants to develop and execute public consultations to facilitate development approvals
  • Lead consultants in establishing aggressive and achievable timelines
  • Work with consultants to ensure development/project issues are identified and proactively dealt with
  • Prepare quarterly update reports and monthly team meeting minutes for both internal and external stakeholders
  • Work with Senior Leadership, external consultants, and internal marketing resources to develop project-marketing plans
  • Develop presentations to Design Review Boards, Planning Commissions, City Councils and community groups
  • Work closely with construction to ensure each project is constructed in accordance with design, budget and schedules
  • Coordinate approval of all development inputs (soft costs, hard costs, fees, payments & securities)
  • Initiate the implementation of the company’s sustainability and engagement programs
  • Ensure Ronmor is kept current on political, regulatory trends
  • Represent the company appropriately with external parties involved in the development sector
  • Other duties as required


REQUIREMENTS (EDUCATION, EXPERIENCE, SKILLS, QUALIFICATIONS)

  • Post-secondary education (Urban Land Economics, Engineering, Real Estate Development, or similar)
  • 5+ years experience in a similar role within commercial real estate sector
  • Holds a valid passport and is legally able to travel within Canada and the U.S
  • Proven ability to read and review design drawings and documents
  • Established network of contacts in the municipal, consultant and development communities
  • Proven success securing approvals
  • Adept at managing budgets and schedules for development projects
  • Strong computer skills
  • Attention to detail and ability to execute with minimal supervision
  • Strong business acumen with the ability to see the big picture
  • Excellent communication and organizational skills
  • Good design sensibility and the ability to lead design
